Chapter 5 - Friday Afternoon at the County Recorder’s Office

The digital clock on the wall of the municipal building read 1:55 PM on Friday afternoon.
Outside, a fresh layer of snow was falling over the city, blanketing the streets in a deceptive, pristine white.
Inside the bustling county recorder's office, citizens stood in various lines waiting to process deeds, marriage licenses, and property liens.
Discreetly positioned near the back of the room, wearing a heavy winter parka with the hood pulled low over my head, I stood leaning against a marble pillar with a clear view of Service Counter Number 4.
Chief Investigator Miller was stationed near the records desk disguised as a municipal clerk, while two plainclothes detectives blended seamlessly into the crowd near the main entrance.
At precisely 1:58 PM, the double glass doors swung open.
Daniel and Patricia strode into the room, looking like lords entering a conquered province.
Daniel wore a sharp wool overcoat, his hair slicked back with gel, a smug, triumphant grin plastered across his face.
Patricia walked right beside him, wearing a fur-trimmed coat and holding her designer handbag like a scepter, her nose tilted upward in customary disdain.
They didn't notice me standing by the pillar.
They didn't notice the plainclothes detectives locking down the exit points.
They marched straight up to Service Counter Number 4, where the clerk—a trained investigator working undercover—looked up with a polite, neutral smile.
"Good afternoon," Daniel announced loudly, projecting his voice so everyone in the immediate vicinity could hear him. "We're here to finalize and record a quitclaim deed transfer for parcel number 44-892-B. All signatures are verified, notarized, and ready for permanent registry."
He slid a thick manila folder across the marble counter.
The undercover clerk opened the folder, pulled out the forged document bearing Marcus Vance’s corrupt notary stamp, and scanned the barcode with a handheld scanner.
"Let's see here," the clerk said smoothly, typing a few keystrokes into the terminal. "Property located at 1422 Elmwood Drive. Original grantee: Emily Lawson. New grantees: Daniel Lawson and Patricia Lawson."
"That's us," Patricia chimed in eagerly, leaning over the counter. "Make sure the digital registry updates immediately. We want absolute title confirmation before the weekend starts."
The clerk looked up from the screen, his expression shifting from neutral professional to cold, unyielding authority.
"Quitclaim deed received, logged, and flagged as fraudulent," the clerk stated clearly.
Daniel’s smug grin instantly faltered. "What? What do you mean, flagged?"
"I mean," the clerk said, pressing a silent desk alarm button beneath the counter, "you are attempting to record a forged title transfer using a fraudulent notary stamp to steal real estate belonging to a protected trust."

Before Daniel could process the words, two plainclothes detectives stepped out from the crowd, flanking him and Patricia on either side.
"Daniel Lawson, Patricia Lawson," Chief Investigator Miller announced loudly, stepping forward and flashing his gold badge. "You are under arrest for felony forgery, grand theft of real estate, and conspiracy to commit fraud. Turn around and place your hands behind your back."
