Chapter 8 - The Shadow of Goose Island

The private boardroom on the third floor of the west wing had windows overlooking Lake Michigan, where gray waves battered the breakwater.

Dominic Rossi sat at the center of the twenty-seat mahogany conference table, surrounded by twelve banker boxes of legal documents.

A fresh pot of black coffee steamed on the credenza alongside a plate of delicate almond biscotti that nobody had touched.

I sat in a leather executive chair, feeling strange without an apron or rubber gloves, my hands resting awkwardly on the polished wood.

Across the table, Gabriel had stripped off his overcoat and suit jacket, sitting with his shirt sleeves rolled up to reveal his scarred forearms.

""The forensic accounting report on Hayes Hospitality is complete,"" Dominic said, sliding a thick spiral-bound document toward me.

""It took my team four hours to unravel what Daniel Vance and his father did to your mother’s business.""

I opened the cover with trembling fingers, my eyes scanning the dense rows of numbers, signatures, and bank stamps.

""Daniel didn't just take eighty thousand dollars in unauthorized advances,"" Dominic explained, tapping a yellow highlighter against a spreadsheet.

""He used your mother’s personal Social Security number to co-sign an eight-hundred-thousand-dollar secondary mortgage on the Goose Island parcel.""

""He took the money out through a ghost LLC called Blue Harbor Holdings and gambled it on bad commercial derivatives in Florida.""

A cold wave of fury washed over me, so intense it pushed the lingering ache in my bruised jaw completely out of my mind.

""My mother died thinking she failed,"" I whispered, tears of rage burning behind my eyes.

""She spent her last three weeks in hospice crying because she thought her life’s work was destroyed by her own poor management.""

""Your mother was an exceptional businesswoman who was preyed upon by an organized crime family that hides behind country club memberships,"" Dominic said quietly.

""The Vance family knew the riverfront zoning would change five years before the city council announced it.""

""They intentionally starved your mother’s firm of working capital to force her into default so they could seize the underlying title.""

Gabriel leaned forward, resting his chin on his steepled fingers, his dark eyes locked onto mine.

""The easement title was never extinguished, Sophie.""

""Because your mother had the foresight to place the land into an irrevocable testamentary trust naming you as sole trustee.""

""Daniel thought he could bully you into signing the deed over after she died.""

""When you refused to sign and went into hiding, he panicked because his construction financing had a mandatory start deadline of December first.""

""If he doesn't break ground by next Monday, the consortium pulls the thirty-million-dollar development loan and calls the collateral.""

""Which means Vance Development goes into Chapter 7 bankruptcy by Christmas,"" Dominic added with a grim smile.

""What happens to the land?"" I asked, looking between Gabriel and his top attorney.

""That depends entirely on you,"" Gabriel said, his voice deep and measured.

""The Vance consortium offered the probate court four million dollars for the release of the easement.""

""The actual market valuation, now that the deep-water marina is approved, is thirty-six million.""

The number was so vast, so completely disconnected from my world of sixteen-dollar-an-hour cleaning wages, that I could only blink.

""Thirty-six million?"" I breathed.

""Yes,"" Gabriel said.

""And Moretti Maritime is prepared to partner with the Hayes Trust to develop a regional maritime commerce terminal and public waterfront park.""

""We will fund one hundred percent of the capital expenditure.""

""You retain fifty-one percent of the voting equity and complete veto power over all land use.""

I leaned back into the leather chair, looking at this terrifying, powerful man who commanded Chicago’s shadows.

""Why are you doing this for me, Gabriel?""

""You could have bought that debt from the bank yourself and foreclosed on me just like Daniel did.""

Gabriel didn't look away, and for a moment, the room seemed to shrink until there was only the space between us.

""Because my father was a dockworker who was crushed between two cargo containers when I was twelve years old,"" Gabriel said quietly.

""The shipping company told my mother he was drunk on duty so they wouldn't have to pay her the pension.""

""I spent twenty years clawing my way to the top of this city so that nobody could ever look at someone I care about and tell them they are worthless.""

He paused, his voice dropping to a register that sent warmth radiating straight to my chest.

""You spent two years being told you were too big, too plain, and too small to matter, Sophie.""

""It's time to show this city how much space you actually command.""

Before I could answer, the double doors opened, and Marcus stepped into the room accompanied by three women carrying rolling garment racks.

""The private tailors from Michigan Avenue have arrived, boss,"" Marcus announced.

Gabriel stood up from his chair, buttoning his vest with effortless poise.

""Tomorrow night is the annual Chicago Commercial Real Estate Gala at the Drake Hotel,"" Gabriel said, looking down at me.

""Daniel Vance and his father will be on stage accepting the Developer of the Year award for a project they do not own.""
