Chapter 3 - THE MIDNIGHT DRAFTING SESSION: HOW PHOEBE REED ACTIVATED THE NUCLEAR OPTION

By 1:30 AM, we were settled in Evelyn’s spacious, modern downtown loft. Lily was sleeping soundly in a temporary bassinet Evelyn had quickly set up, while laptop screens illuminated the kitchen island where Phoebe Reed had joined us via a secure video conference link.
Phoebe’s office behind her was dark, but she looked as sharp and focused as if it were mid-afternoon on a Tuesday.
“I’ve reviewed the title deeds, the original purchase agreement from six years ago, and the ironclad prenuptial agreement,” Phoebe said, tapping a stylus against her tablet screen. “Because Redwood Crest Drive was purchased entirely with your pre-marital corporate liquidation funds, and the deed was never altered, amended, or co-signed, Luca has zero legal ownership interest in the real estate itself.”
“What about marital property claims on home improvements?” I asked, sipping a cup of chamomile tea.
“He could try to sue for contribution if he contributed significant personal funds toward renovations,” Phoebe replied with a sharp, humorless smirk. “Except for one tiny detail: every major renovation—from the gourmet kitchen to the landscape architecture—was paid for out of your corporate business account, backed by receipts and invoices bearing only your signature. Furthermore, your prenup explicitly waives all claims to pre-marital real estate appreciation and capital improvements.”
“So he gets nothing from the house sale?” Evelyn asked, leaning over my shoulder.
“Not a single red cent,” Phoebe confirmed. “The cash buyer—a private venture capitalist named Harrison Vance who has been trying to acquire that specific parcel for two years—is prepared to wire the full purchase price into an escrow account by Monday morning. Once the deed is transferred, the new owner takes immediate legal possession.”
“And Luca’s personal belongings currently inside the house?” I asked.
“Under Colorado law regarding abandonment of property during a marital dispute where no formal divorce petition has yet been filed, the new owner is legally permitted to box up his belongings and place them in a commercial storage unit at the occupant’s expense,” Phoebe explained smoothly. “Which means when Luca steps off his return flight from Miami on Tuesday afternoon, he won't be returning to a luxury estate. He’ll be returning to a locked gate, a new owner, and a storage locker receipt.”
A cold, beautiful thrill ran down my spine.
For three years, Luca had treated me like a convenient roommate who happened to fund his lavish lifestyle. His mother, Wendy, had treated my kitchen like her personal cooking show, and his sister, Stephanie, had acted as though my art collection was her interior design portfolio.
They had spent every waking hour measuring their self-worth by the square footage of my success, all while whispering behind my back that I was “too career-driven” to ever truly control them.

“Send me the expedited sales contract, Phoebe,” I said quietly. “I’ll sign it right now using my digital cryptographic signature.”
Phoebe nodded on screen. “Done. Check your email in sixty seconds, Jessi. Welcome to Operation Clean Slate.”
